The Return to Formal Living in 2025

In the ever-evolving landscape of luxury real estate, Arizona’s market is leading a renaissance in refined living spaces. Discerning buyers, whose tastes are shaped by the desire for elegance and functionality, are moving away from the open-floor concepts that dominated the previous decade. Instead, they are gravitating towards properties that feature distinct, purpose-built areas for living and entertaining. This shift marks a return to a classic form of hosting and living, where formal dining and sitting rooms reemerge as central elements of home design.

Michael Rankin, a principal at TTR Sotheby’s International Realty, notes a significant change in buyer preferences. “Our clientele are increasingly seeking homes that offer formal spaces designed for grand entertaining as well as intimate family gatherings,” says Rankin. This trend is particularly pronounced in homes valued above $5 million, where buyers expect their residences to accommodate not just their lifestyle but also their aspirations for hosting and privacy.

The influence of the pandemic on living spaces has been profound and enduring. As families spent more time at home, the need for adaptable, multi-functional spaces became clear. Homes now are expected to serve as sanctuaries for relaxation and as efficient venues for remote work and privacy. Martin Hagen, a luxury real estate specialist with Engel & Völkers Brentwood, elaborates on this transformation. “The shift towards homes with more rooms and defined spaces was accelerated by the pandemic, highlighting the need for environments that support both productivity and personal well-being,” he explains.

Architects and designers are responding to this shift by revisiting what might be termed ‘European-style’ elegance in home design. New constructions and renovations now often feature distinct formal spaces that offer a balance of function and luxury, tailored to the nuanced needs of modern families. These spaces are not only functional but are imbued with a timeless charm that enhances their appeal.

As Arizona’s premier luxury real estate firm, Russ Lyon Sotheby’s International Realty is at the forefront of this shift, offering properties that embody sophistication and utility. Each home curated by Russ Lyon Sotheby’s is more than just a residence; it is a haven that stands the test of time, designed to meet the exacting standards of the most discerning clientele. This dedication to providing homes that perfectly balance the traditional with the modern ensures that each property is not just seen but felt, as a profound expression of refined living.

What to Look for in a New Construction Home in Arizona

Arizona’s booming real estate market has made new construction homes an appealing option for many buyers. Whether you’re drawn to the stunning desert landscapes, warm climate, or the opportunity to customize a brand-new home, purchasing a new build offers numerous benefits. However, buying new construction in Arizona comes with unique considerations. Here’s what you should keep in mind when looking for a new home in the Grand Canyon State.

1. Location & Community Development

Arizona is home to a variety of growing communities, from bustling urban centers like Phoenix and Scottsdale to peaceful suburban and retirement communities in cities like Gilbert and Surprise. Before purchasing, consider:

  • Proximity to work, schools, and amenities – Is the location convenient for your daily needs?
  • Community features – Many new developments offer perks like golf courses, hiking trails, community pools, and clubhouses.
  • Future growth – Research upcoming commercial and residential developments that could impact property values and traffic.

2. Builder Reputation & Quality of Work

Not all builders are created equal, and choosing a reputable builder is crucial to ensuring a quality home. Look for:

  • Online reviews and testimonials – Check platforms like Google, BBB, and real estate forums.
  • Model home tours – Visit model homes to inspect craftsmanship, materials, and design options.
  • Warranty options – A good builder will offer structural and appliance warranties to cover potential issues.
  • Past projects – Research the builder’s previous developments to see how their homes have held up over time.

3. Energy Efficiency & Smart Home Features

With Arizona’s hot summers, energy efficiency is a top priority. Look for:

  • Energy-efficient windows and insulation – Helps regulate indoor temperatures and reduces energy costs.
  • High SEER-rated HVAC systems – A high Seasonal Energy Efficiency Ratio (SEER) rating ensures lower cooling costs.
  • Solar panel options – Many builders now offer solar-ready or pre-installed solar panel packages.
  • Smart home technology – Features like smart thermostats, security systems, and automated lighting can enhance convenience and security.

4. Home Orientation & Lot Selection

Arizona’s intense sun can affect your home’s energy efficiency and comfort. Consider:

  • North-south orientation – Homes facing north or south receive less direct sunlight, keeping indoor temperatures cooler.
  • Lot placement – Corner lots may offer more space, while lots near community centers or parks may be desirable for families.
  • Shade and landscaping potential – Having space for trees, pergolas, or covered patios can help create a more comfortable outdoor living environment.

5. HOA Rules & Fees

Many new communities in Arizona are governed by homeowners’ associations (HOAs). Before purchasing, understand:

  • HOA fees – Monthly or annual costs can vary significantly.
  • Restrictions – Some HOAs regulate exterior modifications, landscaping, and even parking.
  • Amenities covered – Higher fees may include benefits like pools, parks, and security services.

6. Customization & Upgrade Options

One of the perks of buying new construction is the ability to personalize your home. Ask the builder about:

  • Included vs. optional upgrades – Some features in model homes may be upgrades, not standard inclusions.
  • Design center selections – Many builders allow you to customize flooring, cabinets, countertops, and fixtures.
  • Structural changes – If you want extra rooms or a different layout, confirm if those changes are possible.

7. Inspection & Warranty Coverage

Even though a home is new, it should still be thoroughly inspected before closing.

  • Hire a third-party inspector – A home inspection can catch issues the builder may have overlooked.
  • Understand your home warranty – Know what’s covered, including structural components, appliances, and plumbing/electrical systems.
  • Schedule follow-ups – Some builders offer a one-year walkthrough to address any settling or minor issues.

8. Resale Value & Long-Term Investment

Even if you plan to live in your new home for years, consider its future resale value.

  • Neighborhood trends – Are property values rising in the area?
  • Builder reputation – Well-known builders often have higher resale value.
  • Customization choices – Unique or highly customized features may make selling harder down the road.

Buying a new construction home in Arizona is an exciting opportunity, but it requires careful research and planning. By evaluating the builder’s reputation, energy efficiency, lot placement, and community offerings, you can ensure you’re making a smart investment in a home that will serve you well for years to come.

Arizona Cardinals Head Coach Kliff Kingsbury won the internet on the first night of the NFL Draft with a shot of him in his own personal, luxurious and one-of-a-kind war room at his Paradise Valley home. The shot of Kingsbury in his luxury and very contemporary home was posted by the Cardinals on social media and garnered tons of attention during the NFL Draft.

Photo from the Arizona Cardinals Twitter Account

Lisa Roberts helped Kingsbury find the home when he was hired by the Cardinals last year.

I previewed hundreds of homes online and about 40 homes in person prior to showing him top properties. This was new construction and checked all the boxes as far as amenities go – views, backyard, and the quality he was searching for. We made a few changes after close including a movie theatre room so he can watch back plays. Certainly, this is coming in handy now that we are in quarantine!

Notable Listing: The Little Daisy

Russ Lyon|Sotheby’s International Realty is proud to present one of its most exclusive and unique listings to date, an Arizona landmark building, The Little Daisy. The magnificent story of The Little Daisy in Jerome, Arizona presents an epic reboot from the original 1919 vintage hotel designed by architects, Royal Lescher and Leslie J. Mahoney.

The Little Daisy has an extensive history. Built as a hotel with the greater clientele being of the mining occupation, it was sold by the mining company as a residential property to scientist, William Earl Bell. Bell is known for his work leading to the creation of the world’s first atomic clock. The estate was passed down by the Bell family and was eventually placed on the market.

The concrete shell was bought in 1995 by Walter and Lisa Acker for $190,000. Now the renovated home is being sold by Lisa Acker, who is represented by Russ Lyon Sotheby’s International Realty listing agent extraordinaire, Donna Chesler, for $6.2 million.

“When Walter and Lisa Acker purchased this historic property, it was a mere shell of a building. Nothing remained. No windows, doors, fixtures, even the roof was removed on the third floor, leaving the building exposed to the elements. Today, it is a true historic masterpiece,” said Chesler.

The renovations were carried out by both Lisa Acker and her husband, Walter Acker. The husband and wife team impressively envisioned and completed this enormous project almost totally on their own. The fabulous metamorphosis of the Ackers’ estate was perfected and finalized in 2005.

The grand-scale of The Little Daisy, located in the art and history destination of mile high Jerome, is jaw-dropping with newly-designed and reconstructed interiors. Its numbers and features are beyond impressive:

  • 3.45-acre property
  • 12,000 square-feet of indoor space
  • 2,900 square-feet of covered porches
  • A 2,600-square-foot garage
  • 9,000-square-foot rooftop garden
  • Ample wine cellar
  • Originally a 40-room hotel, now 33 rooms with much space given to a huge dining room and a very large living room on the main level
  • A reception desk repurposed into a bar
  • A working telephone booth and coat room with double Dutch doors, and Theater/Game room
  • 8 bedrooms and 7 baths

Thanks to Walter and Lisa Acker, The Little Daisy is now a private residence with modern amenities steeped in old world charm. Walter was not only a master woodworker but excelled at every aspect of the renovation and his skills and spirit will live on in his work. The property includes reproductions of the wood cabinetry throughout the home, master closets, a hand crafted 14-foot dining table, and hand-cut custom marble counter tops.

Although The Little Daisy underwent many alterations to transition the hotel into a divine home, the Ackers made the executive decision to keep all of the authentic touches. They studied blueprints and photos to recreate the grandeur of a bygone era. The Little Daisy still retains the original walls, chimneys, fireplaces, and classic exterior tile.

The stunning views of the entire Verde Valley, Jerome, Sedona Red Rocks and Cleopatra Hill are the perfect backdrop for this Arizona landmark property which has been restored to its beautiful former glory.

The Ackers have given The Little Daisy an amazing third chapter to its storied life as this grand home celebrates its 100th year on New Year’s Eve 2019.
